Homebuyers have to put their trust in a number of different parties when they are buying a house. One of those is a title company. 

Title companies play an instrumental role in facilitating a real estate transaction closing. Among other contributions, they make sure the title is clean, help the homebuyer secure title insurance, ensure all documents are in order, and make sure the money is correctly transferred. 

With such an important part to play, it’s critical that homebuyers choose a reputable title agent they can trust. If not, you put the transaction at risk of mistakes and delays which could, ultimately, result in failure to close or legal troubles in the future. To avoid this, it’s wise to spend a little extra time up front to research and secure a reputable title agent.

Here are some traits to look for that are indicative of an experienced title company.

Buying a home can be an overwhelming process. A good title company communicates regularly with clients and is always available to answer questions and address issues that may come up throughout the closing. Title agents should be accessible to homebuyers, sellers, and real estate agents to make sure everyone has the information they need at any time and to ensure a smooth closing. They must also be proactive in their communications with all parties, sharing updates in real-time and guiding everyone through the closing process.

The homebuyer should be the focal point of all efforts related to the closing, and a good title company will do everything it can to streamline the process and alleviate the homebuyer’s stress. This means title agents will take the time to walk homebuyers through each step, explaining every relevant detail and ensuring they understand what is happening every step along the way to closing. Quality title agents will also manage deadlines and coordinate critical dates with all parties so nothing is missed. This client-centric approach to closing demonstrates the company’s commitment to making things as easy as possible for everyone. 

Focused on Security

Document security is critical during a real estate closing, especially as more transactions are completed online. A lot of personal, confidential information is transmitted during closing and a top-quality closing company has systems and processes in place for ensuring client data is protected. Documents that require personal identifying information should never be sent via email and title agents should never request personal information be submitted via email. Such requests should be sent through secure web portals that only the interested parties can log on to. Title companies committed to protecting their clients will prioritize the protection of any personal information.
