Addison, Texas-based real estate broker Ben Caballero has been busy not only selling homes, but breaking records.
In 2018, the founder and CEO of HomesUSA.com once again broke the Guiness World Record for the “most annual home sale transactions through MLS by an individual sell side real estate agent.” It was a record he had set back in 2016 when he sold 3,556 homes in a single year. He far surpassed that record in 2018 by selling 5,801 homes in a single year.
Breaking that number down, Caballero sells more than 100 homes a week, or 16 a day.
That record number of sales helped him achieve another milestone – becoming the world’s first $2 billion dollar real estate agent. This after he became the first real estate agent to surpass the $1 billion back in 2015. And as his sales numbers indicate, he’s about volume. He isn’t selling multi-million mansions to a few home buyers. He works with 60-plus home builders that sell hundreds of homes a year in major Texas cities, including Austin, Houston, San Antonio, and Dallas-Forth Worth, selling only new-construction residential properties.
So how does he achieve so much? Aside from putting in the hours to make his business a success and surrounding himself with a great team, Caballero developed a proprietary SaaS platform, HomesUSA.com, to assist him in servicing his clients. The platform is a cloud-based listing management tool that helps streamline the MLS listing process for builders and move sales through more quickly
With the tool, builders can create listings with more accurate data for real estate agents and consumers to consume in real time; update photography for homes throughout the building process; and track the progress of a house through construction. This reliable data helps builders and real estate agents establish strong working relationships, which leads to more sales.
Why did he choose this strategy? Caballero told Keith Loria, contributing editor to RISMedia, that the MLS system is “spotty.” When he got up to listing a couple thousand homes a year, the system became unmanageable, which led him to create an online process to streamline listings.
This technology has been a key driver of Caballero’s success and earned numerous awards, including:

- Top trendsetter by Swanepoel n 2017.
- The Pinnacle Award for Real Estate Entrepreneurship from Keller Williams Realty in 2014.
